Neighborhoods

Where we work in Casselberry

Sterling Park

Built 1972–1980

Large amenitized subdivision west of Winter Springs; classic Seminole County concrete-block ranch of the period. Plenty of homes still carry original hollow-core interior doors and builder-grade cabinet boxes.

Deer Run

Built 1982–1984 (Unit 7 section, median 1983)

UNINCORPORATED Seminole County despite the Casselberry mailing address — permitted work here files with the county, not the city.

Villas at Deer Run

Built 2006 (all 25 homes)

Uniform vintage means the whole pocket hits the same punch-list issues — hardware, caulking, disposals — on a synchronized 20-year clock.

Seminole Sites

Built 1956–2024 (median 1975)

A 1950s–70s core with scattered infill; original wood trim profiles vary house to house, so matching beats replacing.

Queens Mirror South

Built 1954–2023 (median 1959)

The oldest median build year of any Casselberry pocket found. Original wood windows and door jambs are the norm, not the exception.

Carriage Hill (Unit 1)

Built 1967–2013 (median 1968)

Late-1960s originals sit next to 2013 renovations on the same streets — door, window and trim condition varies block to block.

Howell Cove 3rd Sec

Built 1978–1981 (median 1979)

Tight, uniform late-1970s pocket with almost no resale churn — long-tenured owners maintaining the same original doors, cabinets and decks for decades.

Duck Pond Add to Casselberry

Built 1946–2023 (median 1979)

42% non-owner-occupied — the heaviest rental share surveyed. Landlords buy turnover repairs between tenants, not remodels.

Colonnades 1st Sec

Built 1970–2021 (median 1971)

54% non-owner-occupied (trusts, LLCs, out-of-state holders) with small, original-footprint homes — a real market for a handyman trusted to work unsupervised.

Seminole Raceway 1st Add

Built 1952–2021 (median 1979)

194 homes, about 1% annual turnover — long-tenured ownership, same pattern as Howell Cove.

Buttons Sub Amd

Built 1946–2023 (median 1985)

A genuine mix of older and newer construction — no two houses on the street necessarily need the same fix.

Sausalito

Built 1973–1981

Mixed single-family and attached homes; original doors and cabinet boxes routinely outlive the kitchens and baths built around them.

Oakhurst Reserve

Built 2003–2004

Built to post-2001 code — doors, windows and decks here are wear-and-hardware repairs, not structural rebuilds.

Legacy Park

Built 2006–2021

The newest significant community in the city — the punch-list end of the market: TV mounting, trim touch-up, fixture swaps.

Jurisdiction changes street by street

Deer Run and 32730 (Fern Park) are not inside Casselberry city limits.

Deer Run — one of the largest single-family subdivisions carrying a Casselberry mailing address — sits in unincorporated Seminole County. The city annexed part of it from 1978 to 1982, the county sued over the annexation’s legality, and it was de-annexed. ZIP 32730’s postal city is Fern Park, also an unincorporated Seminole County community.

Any permitted repair at those addresses files with Seminole County Building Division in Sanford, not with the City of Casselberry on Triplet Lake Drive. Different portal, different fee schedule, different inspector. Ask us to confirm jurisdiction before we quote permitted work at your address.

Casselberry’s housing stock runs meaningfully older than most of its Seminole County neighbors — only Longwood and Altamonte Springs edge it out on share built 1970–89. Older stock is repair-and-retrofit work; newer stock is punch-list work. We do both, but the mix here skews toward repair.
